The building is aligned with the new tram line along a north-south axis. From Rue Achard, the open piazza frames the Parc des Berges and the green area on the other side of the plot for both pedestrians and tram passengers.

The east- and west-side façades are characterised by the structural framework of the white concrete, which expresses the modular character of these tertiary facilities while also offering users a pleasant balcony. The concrete frames feature rails holding sliding wood panels that can be moved to and fro by users, providing animation on the Rue Achard façade. The bays are made of woodwork, which makes for excellent thermal insulation. The south façade is punctuated by horizontal sun screens that contain photovoltaic cells.

The roof features 4 large south-facing solar chimneys. The solar heating on their surface draws updrafts to create natural ventilation during the day. In winter, a thermal exchange between incoming air and outgoing air limits heat loss. At night, air enters through vents in the façade and cools the concrete slabs and structures, which then redistribute this coolness throughout the day. This system prevents the need for air-conditioning. These passive systems and protection mechanisms are highlighted and understood through their architectural expression.
